In the most coveted submarkets, the best opportunities rarely reach the open market. Finding them takes relationships and timing.
Engaged by an established family office, Aura was given a deliberate, two-part mandate: secure vacant retail premises in the tightly held Rosedale-Summerhill submarket, ready for near-term occupancy by one of the family's portfolio companies, while positioning the underlying land for longer-term redevelopment.
It was a demanding brief. Rosedale-Summerhill is one of Toronto's most competitive submarkets, and assets suited to both immediate occupancy and future redevelopment are exceptionally rare — particularly during a period of dislocation in the land market.
Drawing on its network, Aura sourced an off-market assemblage that satisfied both objectives in a single, well-structured acquisition. We then negotiated the buyout of existing tenant leases to deliver vacant possession, clearing the way for the portfolio company to move in while preserving the long-term redevelopment upside the family was after.
The result was a rare outcome: a single transaction that met two very different goals, secured quietly and ahead of the competition.
